We work with landlords to educate them on the Residential Tenancies Act (2006) so they can make informed decisions with regards to the risks and benefits of their actions. We do not charge a leasing or placement fee or time for attendance at the unit (aside from approved labour) as those are services offered under our management.

We are affiliated with legal services which affords our clients a significant rate reduction should legal action ever need to be taken and our processes are setup with the legal process in mind to reduce risk to you as much as possible. This also allows us to offer a 90-day guarantee on tenant placement. Should legal work be required within the first 90 days of a tenancy for a tenant we put in to your property, those legal fees are waived**.

* Management fees do not cover costs for paid advertising, repairs, cleaning or junk removal, trades, legal costs or court disbursements and the previously listed extra costs do not move forward without your approval.
** Does not cover court filing fees (disbursements), legal work would be at no cost. Not included with Tenant Placement Services.

One major hurdle landlords face is keeping their actions and property operating within the legal guidelines of the Residential Tenancies Act, 2006. Seemingly small actions of the landlord can in fact lead to big legal issues which can be costly not only in legal fees, but possibly fines and rent abatements as well. All of our processes are structured around what will bring the best probable result at the Landlord and Tenant Board. Our experience, knowledge and service will greatly reduce the risk and potential cost to you, the simple act of doing things right the first time is the best preventative measure available for keeping your property working for you.
